Bow & Arc's Volley Roper development in Pretoria has been named Student Accommodation Development of the Year at the 2026 SAPOA Property Development Awards for Excellence, held at Sun City.
Presented by the South African Property Owners Association (SAPOA), the annual awards recognise outstanding achievements in South Africa's property sector, with an emphasis on innovation, design quality, sustainability and the delivery of developments that contribute positively to the built environment.
The 2026 awards recognised projects across a range of property sectors, including commercial, residential, retail, industrial and mixed-use developments, with recipients including some of South Africa's established property developers and institutional property owners.
Developed by Bow & Arc, Volley Roper is a purpose-built student accommodation development located in Pretoria's established university precinct. The development accommodates 156 students and incorporates a comprehensive range of shared amenities, including a two-level fitness facility, heated swimming pool, cinema, study lounges, social kitchen, rooftop entertainment areas and an on-site Plato Coffee shop.
The development's design places particular emphasis on the integration of private living spaces with communal facilities, reflecting the increasing importance of lifestyle, convenience and community within the purpose-built student accommodation sector.
Volley Roper forms part of the broader Volley Student Living portfolio, which includes Volley Brooklyn and Volley Baileys, both located in Pretoria.
The award reflects the continued evolution of South Africa's student accommodation market, where demand for well-located, professionally managed and amenity-rich developments is influencing the design and delivery of new residential assets.
